What are Architectural Sets?
When you have a vision for your residential new construction, chances are you’re ready to get right into the building. Architectural sets for residential projects are comprehensive plans done in 3D, AutoCAD software and offers incredible details. Since you’ll be meeting with an architect, a builder, and others to get your new home built, you may want such a plan to truly understand how your home will look when completed.
There are three different sets of drawings involved in a residential project. Here, we’ll give you a brief overview of each.
The Permit Set
The preliminary drawing set that’s used to obtain permits for the build. There isn’t enough information in the permit set to begin construction or complete the build. It’s important to keep up with the drawing logs so that the result isn’t a long way from the original drawings. Otherwise, you may find yourself re-applying for permits.
Once the Building Permits Office accepts the drawings, the building permits will be ready for you (or your contractor) to pick up.
The Construction Set
Once you’ve acquired the needed permits, the next set is the construction set. This set offers an increased amount of detail for contractors, builders, and others involved in the construction process.
This set is particularly useful for the residential client who is interested in seeing bids from multiple contractors for the project. The homeowner-to-be can review comparison bids from contractors who understand what’s involved and will each offer bids on the same work.
The Architectural Set
This is the version that lets you see the future state of your home once it’s completed. Done in 3D, AutoCAD software offers incredible details, right down to the view you’ll have from your window.
The vision you have comes to life here. It also includes:
• Floor plans
• Sections
• Elevations
• Details
• Site plans
• Other visuals of the house
These are the highly detailed drawings that incorporate everything from structure to interior design. In these drawings, you’ll be able to see all the fixtures, cabinetry, flooring, closets, and everything else that your home will have once it’s completed. Whereas blueprints show a home’s layout, the architectural set will show what the structure will look like on the day you take ownership and occupancy.
